Why use HFSBOC?
We help owners maximize the income they will receive from the sale of their home. (Remember, the goal is not just to sell your house for the highest price, but to maximize the amount of equity that you keep!)

How do you help me sell my home?
Our extensive marketing plan reaches virtually all prospective home buyers in the area. This service has 4 components:
  1. Our free paper which is distributed to HIGH TRAFFIC locations.
  2. Our searchable Internet site (www.HFSBOC.com) with between 8,000-9,000 visitors a month. 3 out of every 4 home buyers start their search on the internet!!
  3. Our free yard signs and directional signs with YOUR home's photos..
  4. Professionally designed Datasheets that provide buyers all the information they need to contact you and tie into our other advertising (e.g. our website, our free paper).
What Does It Cost?
We are so confident we will help you sell your home, we take on the risk of marketing your home. Only if you sell or lease, do we ask that you pay us at closing 1.0% of the sale price, with a Minimum of $995, plus your Initial Setup fee of $295.  In addition, if you choose to put your home on the MLS to bring 900 members of the local Realtors Association into the mix, you would pay a fraction of the commission generally charged by others..

We cover the Southern Indiana, Northern Kentucky and Eastern Illinois areas, but keep an eye open as we are continually expanding our service areas.

When is the next Deadline?
To appear in our next paper, you must have your photos and a brief description to us no later than 6:00 PM, on deadline day which is shown on our front page.
 
How long will you advertise my home?
We advertise your home for 84 days.
 
You say you provide signs for free. Is there a deposit on the signs?
Yes, there is a small deposit on the signs. When the signs are returned in clean, re-usable condition, your deposit is 100% refundable. The deposit for the signs is: $75.00 for our large yard sign with waterproof information tube, this also includes up to 6 directional signs.  Our signs are unique in that they feature photos of your home!
 
I get a listing on your website when I sign up. How well does your website do?
Actually our web site does VERY WELL. We track how many times your home comes up in a buyers search on our website and how many people visit your listing. We also advertise on the web very aggressively. Our latest report shows us having over 30 1st place listings on the major search engines with over 130 total listings in the top 30 results in all 27 major search engines. We have also done research to determine the most searched keywords for our category of web site and use those in our submissions to the search engines. Don't settle for the other websites claiming to have only 1 or 2 1st place listings under keywords no one uses. We have done the research and know what buyers type in when the do a search, and our statistics prove that. We had over 9,000 web site visitors in June alone with over 129,000 web site hits for that month. That averages out to over 300 visitors and over 4,300 web site hits a day!!

Where do you distribute your papers?
We distribute to HIGH TRAFFIC locations. Those locations include all the high traffic areas that people go to like: grocery stores(Buy Low, Wesselmans, Schnucks, etc..), most of the area banks (Fifth Third, Old National, etc..), convenience stores, gas stations, the Airport, etc...
 
When do the HFSBOC papers come out?
We distribute new papers the third Friday of each month. The papers are always available the Saturday following the Monday deadline.
 
What Don't You Do?
You do have to do some work. You need to bring us good, hopefully very good photos of your home along with a brief description. You will need to show the home and do your own negotiations, unless a Realtor is involved, in which case we will assist you.  You will need to keep your Info Tube replenished with our datasheets.
 
When do I get my signs and brochures?
You can take your signs (with your home photos on them) with you as soon as they are printed. The brochures and signs are usually done within  2 business days.
 
When does my listing go on your web site?
If you place your ad online, your listing will be available IMMEDIATELY. Click Here to place your FREE ad online. Otherwise, please allow 1 business day to input your listing on our web site as we have many people signing up to advertise their home with us.
 
How Do I Sign Up?
You can place your FREE ad by clicking here or stop by our office at 2828 Lincoln Ave  between 10 and 6 weekdays.  The process takes about 30 - 40 minutes. The next deadline is 6:00 PM on the second Monday of each monthJuly 14.
